Understanding the Differences Between B1 and B2 Industrial Properties

We all agree that Singapore is a hub of different types of properties available for rent or lease, ranging from industrial buildings to office buildings. Actually, each one of them has its own distinct traits, costs, and risks. Class B properties, especially B1 and B2 industrial for rent, also have distinct utilities.

For those who might have no idea of what we are talking about, Class B1 industrial properties includes offices linked to industrial facilities. They most cover a vast range of office properties linked to industrial development, research, or light industry usage. B1 industrial for rent are those in warehousing, utilities, and telecommunication.

Things tend to be different with Class B2 of industrial properties, as they include heavier industrial properties. Such properties can be leveraged for engineering, manufacturing, machine repair, production, repair facilities, or as an industrial warehouse for rent.

No wonder it is common to find B2 sites near urban or residential areas. Moreover, these sites tend to follow specific restrictions are subjected to specific uses. This class type of property is allowed to have a nuisance buffer that exceeds 50 meters, as imposed by the authorities.

Keep in mind B1 industrial properties are located closer or opposite residential properties. And this doesn’t come as a surprise considering they don’t support businesses that may create unacceptable air or noise pollution.

B2 industrial properties, on the other hand, support businesses that may create high air or noise pollution volumes, including general or special industries. This explains why B2 industrial areas are located far away from residential areas.

Some why it is important to know the differences between B1 and B2 industrial properties. Well, your nature of business will automatically determine the type of industrial property you rent or lease out. If you have a good understanding of what facilities may or may not be allowed for the given property, you’ll certainly make an informed decision.

Before you opt for B1 or 22 industrial for rent services, ensure you have a holistic view of your planning parameters. That way, the real estate offerings will remain relevant to your current and future business needs.

You should also factor in how much each property fits your investment strategy based on their return objectives and risk levels. Ensure you explore your B1 and B2 industrial space for rent options to make the most of the available locations.
